Demolition Guidelines
Call PA One Call “811” prior to demolition.
Discontinue electric service at pole.
Locate and cap sewer line; mark location.
Locate septic and dose tank (concrete); mark and protect from damage. Metal septic tanks must be removed and the hole backfilled.
Locate, mark, and protect septic drain field.
Locate and cap water supply line. If water supply is a well, the well must be located, marked, and protected from surface water infiltration and contamination.
Drain and remove above and/or below-ground fuel tanks. Contain any spills or leaks and dispose of contaminated soil appropriately.
Hazardous materials (asbestos, etc) must be removed and disposed of in a manner consistent with State and Federal Regulations.
Indicate whether demolition waste materials will be disposed of on-site or off-site. Only uncontaminated soil, rock, stone, gravel, concrete, brick, block debris may remain on-site. All demolition materials removed from the site must be disposed of at an approved DEP site. Hauling receipts will be submitted to the Township Code Office.
The uncontaminated block, stone, bricks, etc buried on-site must be covered with clean fill soil to a minimum depth of 12” then seeded and mulched to reduce erosion.
Site Maintenance: When the structure has been demolished or removed, the vacant lot shall be filled to existing grade, and then seeded and mulched to reduce erosion. Future construction (if applicable) requires backfilling with Approved engineered fill or excavation to virgin soil.
Water Accumulation: Provisions shall be made during and after demolition to prevent the accumulation of water (ponding) or flowing onto adjacent property (run-off). Existing concrete floors below-grade are to be removed or buried after being broken sufficiently to prevent potential below-grade water accumulation.
